What we do in Thornton

One company for the whole mechanical side of the house.

Thornton is mostly colonials and center-hall houses from the last thirty years on an acre or more, with a run of older stone farmhouses along the township roads. That means long duct runs, finished basements, second systems for the upstairs, and outdoor units that have to live through a windy winter at the top of a hill. A lot of the township never got natural gas, so the heating conversation here is propane, oil, heat pumps, and dual fuel, and the water conversation often starts with a well.

AC repair & service

Diagnosis is $129 for the first system and $125 for each additional, and we quote the repair before touching a wrench. AC service details.

Heat pumps and dual fuel

Where there is no gas line, a modern cold-climate heat pump, or a heat pump paired with the propane or oil furnace you already have, is usually the honest answer. We size it to the house rather than the old nameplate and tell you plainly what it will and will not do in January. Heat pump service.

Boilers in the farmhouses

The older stone houses along Thornton Road and Glen Mills Road still run on hot water or steam, and plenty of companies would rather not touch it. We service all of it, and we will tell you honestly when yours is still sound. Most are. Boiler service.

New system installation

Installed pricing lives in an online calculator, so you can price a replacement at your kitchen table with nobody sitting across from you. Price your system now.

Maintenance

$129 per gas, propane, or electric system for a one-time maintenance check ($250 for an oil furnace or oil boiler tune-up), or annual plans with repair discounts, priority scheduling, and $99 service calls at any hour for contract holders. Maintenance & plans.

Water heaters & dryer vents

Tank and tankless water heating, and dryer vent cleaning from $175 — the rest of the basement, handled on the same visit when you want it. Water heating.

Not a promise. A location.

Thornton is a five-minute drive from our front door.

Our shop is at 77 W Baltimore Pike in Glen Mills. Thornton is the next township up Route 1 and Thornton Road, which changes what we can realistically do for you.

  • Emergency calls here are short drives, not long waits. At 2 AM in February, the distance between the truck and your furnace is the whole story. For Thornton it is a few miles, and the after-hours price is published on the emergency page rather than invented at your door.
  • We know which roads get a truck stuck and which driveways do not. Long gravel drives, hills, and winter ice are part of the township. We plan the visit around that before the truck leaves, which is why we ask about access when you book.
  • Parts runs are quick. Being this close to the shop and to our suppliers means a repair that needs a part we do not have on the truck is usually a same-visit or next-morning fix instead of a wait.
  • The 5.0 applies here too. A perfect rating is not a town-by-town average. Every visit, Thornton included, has to earn it or it is gone. You can read the reviews before you call.
What the township does to equipment

Big houses, hilltop wind, and well water.

The houses in Thornton are not hard to heat and cool. They are hard to heat and cool well, which is a different thing. Here is what actually has to be thought about before anyone quotes you, and why we walk the house first.

  • Two systems means two diagnoses, not one. Most larger homes here have a separate system for the second floor or the addition. Our service call covers the first system at $129 and each additional system on the same visit at $125, so both get a real look instead of a glance at the one that is making noise.
  • Outdoor units on an exposed lot need to be set for it. A condenser or heat pump at the top of an open yard sees wind, drifting snow, and ice. Set level, raised off the ground, with clearance to breathe and a defrost cycle that is actually working, it lasts. Dropped on a pad behind the garage because that was convenient, it does not.
  • No gas line is not the end of the conversation. Propane and oil furnaces are common off the main roads. A heat pump can carry most of the season on its own, with the existing furnace stepping in on the coldest days, and we show you the installed price for each path on the online estimator before anyone visits.
  • Well water changes the water heater and the air. Hardness and sediment shorten the life of tank and tankless water heaters and leave scale in humidifiers. If your house is on a well, we check for it and talk through filtration or softening as a separate decision, never a surprise on the invoice.
Set right the first time

On an open lot, how the unit is set matters as much as which unit it is.

These are jobs from the Glen Mills side of the township line, a few minutes from Thornton. Level pad, clean bed, clearance to service, and a line set that runs like it was planned rather than tolerated. That is the standard on every install.

Google reviews from local homeowners.

The rating is a 5.0. Here’s what it sounds like.

Three of them, quoted word for word.

Middletown HVAC just installed a new HVAC system for us. From obtaining quotes to final installation, we found their customer service excellent, the installers were polite and professional, and the project was finished in a very quick timeframe. In comparison to other quotes we received, we found them very reasonable. An additional bonus is that their equipment warranty is longer than the standard. For all those reasons, we would highly recommend Middletown HVAC.

I just used Middletown HVAC for the first time and it is safe to say I found my new service provider. From start to finish the tech Cody was very polite, knowledgeable and thorough. He made sure to explain everything that was being done and answered every question I had, I have to say he was wise beyond his years! If you are in the Delaware County area I would highly recommend this company!

The same published prices as everywhere else

Thornton doesn’t get a different price book.

Our prices are on this website before we ever see your house. A service call is $129 for the first system and $125 for each additional system checked on the same visit. Evenings, weekends, and daytime holidays are $275; overnights and holiday evenings are $375; and maintenance plan members pay $99 at any hour, including 2 AM. Repairs are quoted flat, in writing, before the work starts.

Useful answers before you call

Thornton questions.

Do you serve Thornton and all of Thornbury Township?
Yes. Thornton, Cheyney, and the rest of Thornbury Township in Delaware County are a few minutes up the road from our shop in Glen Mills, and it is one of the closest areas we work. Same-day appointments are often available during the week, and emergencies are answered 24/7 at a published after-hours price.
My house has propane or oil heat and no gas line. What are my options?
You have real ones. A modern heat pump can carry most of the heating season on its own in this climate, and pairing it with the propane or oil furnace you already own gives you a dual-fuel system that uses the furnace only on the coldest days. Our online install estimator shows the installed price for a straight heat pump, a dual-fuel setup, and a furnace replacement so you can compare the paths before anyone visits.
We have two systems, one for upstairs. Do you charge for both?
The service call is $129 for the first system and $125 for each additional system checked on the same visit, and that is the same price on this page as everywhere else we work. Both systems get a real diagnosis with the problem explained and any repair quoted flat, in writing, before work starts, not a glance at the one that happened to be making noise.
Our heat pump runs constantly in winter and the house still feels cool. Is it broken?
Not necessarily, but it is worth a look. Heat pumps deliver warm rather than hot air and run longer than a furnace by design, so steady running on a cold day can be normal. Frost that never clears, backup heat that runs all the time, or a unit that short cycles are not normal. We check the refrigerant charge, the defrost cycle, and the balance point setting, and we tell you whether it is a repair, a setting, or simply how a heat pump behaves.
We are on well water. Does that matter for the water heater?
It does. Hardness and sediment from a well shorten the life of tank and tankless water heaters and leave scale in humidifiers and in a tankless heat exchanger. When we see a well, we check for it and talk through filtration or softening as its own decision. It never shows up as a surprise on the invoice, and you can read about our water treatment options on the site before deciding.
Can I get a real installed price without a salesperson at the house?
Yes, and that is the point of our install estimator. Pick the system type and the options and it shows the installed price, the same numbers we put in writing. When you want eyes on the house to confirm sizing, duct condition, and where the outdoor unit goes, the visit is free and the quote does not mysteriously grow afterward.
What does an HVAC service call cost in Thornton?
The same as everywhere we work: $129 for the first system and $125 for each additional system on the same visit. Evenings, weekends, and daytime holidays are $275; overnights and holiday evenings are $375; and maintenance plan members pay $99 at any hour. Repairs are quoted flat, in writing, before any work starts.
Should the old boiler in our stone farmhouse be replaced?
Probably not, and we will say so if that is the case. Age by itself is not a verdict. A cast iron boiler that holds pressure and passes a combustion test can keep going for years. What justifies replacement is a leaking section, unsafe combustion or venting that cannot be corrected, parts that no longer exist, or repairs that have started stacking up. Short of that, we service it and keep it running.
